Aims :
The course teaches how to appraise the value of
private and public goods, with specific attention
to urban land and real property market. The course
contents are organised in order to achieve a profi-ciency
in both professional skills & know-hows and
in theoretical aspects of the method .
Basic microeconomics and finance competencies
are taught too.
Topics :
METHODS & TOOLS
• Basic microeconomics. Basic finance. Basic
statistics.
GENERAL APPRAISAL
• Definitions, aims and scope of the discipline.
• An introduction to the theory of value.
Economic aspects and criteria of appraisal.
• Procedimenti diretti e indiretti di stima.
SPECIAL APPRAISAL
• REAL PROPERTY: Value and appraisal of
land and buildings. Characteristics of the real
property market.
• URBAN & RURAL APPRAISAL: The pricing
of land and land resources. Value and rent. Investment
in real property and related value appraisal.
Limitations to private property and government
issues: expropriation for public goals.
• INSURANCE APPRAISAL. Damage and related
issues.
• ENVIRONMENT, LAND USE & DEVELOPMENT:
The devlopment process. Fiance for development.
Pub-lic and private investment decisions. Cost
Benefit Analysis (CBA). Feasibility study and
CBA. An Introduc-tion to Environmental Impact
Assessment.
Textbooks :

Other texts are suggested in Italian. Specific
course materials are available to attending students.
Exam :
The assessment is done by both a
written and oral examination.
Attending students will have the opportunity to
be assessed on a continuous/in itinere basis substi-tuting
the final exam.
